How Do Utilities, CFE & Water Bills Work for an Absent Owner?

How does CFE billing work if nobody is at the house?

CFE reads domestic meters every two months and leaves a paper bill at the property. If nobody collects it, the bill still comes due, and non-payment leads to disconnection plus a reconnection fee and a site visit to restore service. Digital account access and direct debit solve most of this.

Why do electricity bills jump for empty houses?

Mexican domestic tariffs are tiered by consumption over a rolling period. A house that looks empty still runs a water pump, a refrigerator, a pool pump, security equipment, and standby loads. Crossing the high-consumption threshold, the DAC tariff, roughly doubles the effective rate and is difficult to fall back out of quickly.

The fix is boring and effective: unplug what is not needed, put the pool pump on a shorter timer, and empty the refrigerator before a long absence.

How does the water bill work?

SAPASMA bills water monthly in San Miguel and offers annual prepayment with a discount. Empty houses still register a base charge, and a running toilet or garden line leak will show up as a bill several times normal. That spike is often the first sign of a leak nobody has seen.

Comparing consumption month over month is one of the cheapest diagnostics available, which is why it belongs in every home watch report.

Can you pay Mexican utilities from abroad?

Yes, though it takes setup. Direct debit from a Mexican bank account is the most reliable route. Online payment with a foreign card works inconsistently and can fail silently. Whatever the method, someone should confirm the payment posted rather than assume it did.

What about gas, internet, and predial?

Gas is delivered on request, so an absent owner needs someone to monitor tank level and order before a visit rather than during one. Internet and streaming run on card autopay and mostly manage themselves. Predial, the annual property tax, is due early in the year with the largest discount in January.

Bundling these into one calendar is the point of absentee owner service. Individually they are trivial. Missed, they are expensive.

Should you disconnect services during a long absence?

No. Disconnecting electricity stops the water pump, the alarm, and any dehumidifier, and reconnection is slow and bureaucratic. Reduce load instead of cutting supply. Water should also stay connected, though the main valve can be closed between visits if the house has no automatic irrigation.
